The proposed site is located ± 7 km from the centre of Mokopane, within the area of Mahwelereng. The site is situated just off the N11, which leads into Mahwelereng.
The site is situated on the periphery of the residential area. Residents in the vicinity will have good visibility of the site. Residents further a field will past the site en route to Mokopane.
Retail is concentrated within the town itself. One of the retail spines (Nelson Mandela Dr) is located closest to the site, with the Shoprite Centre located on this spine. The taxi rank within Mokopane is also at the Shoprite Centre.
Traffic volumes past the site is good by observation, with the N11 and R518 intersection situated just north of the site. Traffic into the town will have easy access to the centre.
The site has a good rating. Located just of the N11 and on the periphery of the residential area, the centre is ideally located to capture both the immediate residents as well as residents travelling from further away.
A formal, well supported taxi rank at the site is vital in intercepting support to the CBD. Mokopane will always be a much stronger retail destination and it is key to draw people to the centre in order to intercept potential.
By 2010, the demographics will warrant a total of ± 89,000 m² retail space. With a centre of ±10,000 – 15,000 m² GLA planned, the development will need to capture between 11– 17% of the total demand. The close proximity of the town and the outflow that occurs is seen as the main threat to the success of the centre. However, provided the taxi facility and a good national tenant mix, we believe that a centre of ± 12,000m² can be feasible.
